When I decided to start the home buying process I did a lot of research on-line about the variety of different loans available to me and in this process I came in contact with Lorne Harvey who over the past year I have worked with strictly on line due to the fact that he is located across the state from me. My experience working with Lorne has been nothing but the best.  Lorne not only committed himself to his job as my loan officer but to me as a person. He was always on top of everything; he anticipated what the underwriters would want and ensured that we were prepared for their requests.  When we would come across something that could have slowed us down he worked hard to find the solution to ensure our success. He thought of every thing in advance of what we would need for our loan application,to make it happen smoothly and quickly. I have to admit I was skeptical that we'd bring in a closing in less than 30 days, but from my count, we came in around 21-22 days.  It seemed like pure magic was worked on your end.  I have to tell you that I thought the experience was going to be difficult, painful and extremely time consuming.  The fact that a lot of transactions were completed online simplified the process considerably.

In the end though I have to say it was your attention to detail and to the customer - me - that made the loan transaction a pleasure.  I can't believe I'm actually saying this - that a mortgage transaction was a pleasure.  That's kind of weird to say in this day and age.

After a long and lengthy process of dealing with a short sale we are finally in our dream home.  Along the way there are only a few things that went smooth and as planned.  Those things were centered around you and your team.

Once we finally got the acceptance of our purchase price from the listing bank your team jumped into action.  I can't believe you got the appraisal, sent everything to underwriting, took care of all needed documentation, received final approval and it was ready to fund in 3 weeks.  What was really amazing is Christmas fell during those 3 weeks.  Being self employed and with the added guidelines and documentation needed this was outstanding.

All of this may be the exception rather than the rule but I can tell you from dealing with many mortgage brokers over the years with my rental property I can assure you I am not a simple case and you certainly know your stuff, but more importantly you are willing to go the extra mile to be sure your client is taken care of.  You made us feel very comfortable dealing with someone from out of town and I would recommend your service to anyone in need of a home loan.  Thanks again for your professionalism and dedication.

I had gone on a web site looking into FHA Lending and I left my name and phone number.  I was contacted by a approx. 5 different loan officers and one of those people was Lorne Harvey.

By this time, I had already dealt with 3 other banks and/or Mortgage Companies.  All 3 had tried to make my loan go through but, each time that we got to the point of contacting FHA I was denied. I was denied because I have a Daycare in my home and at the time I was in a rental that I was forced to use approx. 80% of the home and FHA requires that you can only use up to 25%.  FHA refused to look at the home that I was looking into buying, using less than 25%, and they would only focus on the past usage in the previous tax returns.

Anyway, during the time that I was contacted by Lorne, I was about to give up and each time I was contacted by anyone I explained my situation and they all gave up right off the bat. Except for Lorne, he asked if could look into it and get back to me, which he did!

After a TON of phone calls, hard work, and time put into dealing with FHA and going through the hoops… Lorne made it all happen!!  I worked on this with so many people for more than 6 months, and no body could do anything for me but Lorne.  Ultimately, he saved my business and got me into my very first home.  I owe Lorne more than I can put into words!  And at this point all I can say is THANK YOU!!!! And just before Christmas!
